Non-Urgent Repairs

All non-urgent repair requests must be submitted in writing. Renters are not permitted to carry out any repairs themselves.

To report a non-urgent repair:

• Complete the maintenance request form below, or
• Email your request to: info@thepropertygroup.com.au

Emergency Repairs (After Hours)

If you experience an emergency repair issue outside of business hours, stay calm assistance is available.

Contact our after-hours emergency line at: 0411 701 077

Leave a detailed voice or text message with the following:

• Your full name
• Property address
• Best contact number
• Description of the emergency issue

Note: We do not answer calls after hours, but we monitor messages and will respond within a reasonable timeframe.

What qualifies as an emergency repair?

Under the Act, the following are considered emergency repairs:

• Burst water service or serious leak
• Blocked or broken toilet
• Serious roof leak
• Gas leak
• Dangerous electrical fault
• Flooding or significant water damage
• Storm, fire, or impact damage
• Failure of essential services (gas, electricity, water)
• Breakdown of hot water, cooking, or heating appliances
• Damage or faults making the property unsafe or insecure
• Any issue likely to injure a person or damage property
• Serious faults in stairs, lifts, or common areas affecting access or use

If your issue is not listed above, it is considered a non-urgent maintenance request and must be reported in writing during business hours.

Break-Ins

If you experience a break-in:

1. Report it to the Police and obtain a Police Report Number
2. Forward this number to your Property Manager as soon as possible
